This Privacy Policy explains how EREM ("EREM", "we", "us", or "our"), operator of erem.app, collects, uses, discloses, and protects information when you use our property management platform (the "Service"), including our website, tenant and landlord dashboards, and any related mobile text messaging (SMS) program.

1. Information We Collect

• Account information: name, email address, phone number, and password.
• Property & lease information: addresses, unit details, lease terms, rent amounts, and household member information provided by tenants or landlords.
• Payment information: payment method details are collected and processed directly by our payment processor, Stripe. We store limited payment metadata (amounts, dates, status) but never full card or bank account numbers.
• Communications data: work order requests, support messages, and text/SMS opt-in status and preferences.
• Usage data: log data, device/browser information, and cookies necessary to operate the Service securely.

2. How We Use Information

• To provide, operate, and maintain the Service (e.g., processing rent payments, tracking balances, managing leases and work orders).
• To send transactional notifications such as payment receipts, rent due reminders, late fee notices, and work order updates by email and, if you opt in, by SMS text message.
• To detect, prevent, and address fraud, security, or technical issues.
• To comply with legal obligations.

3. SMS / Text Messaging Program

If you provide your mobile phone number and opt in, EREM may send you SMS text messages related to rent due dates, payment confirmations, and late fee notices.

• Consent: mobile opt-in and phone numbers collected for the purpose of SMS messaging are never shared or sold to third parties or affiliates for marketing or promotional purposes.
• Frequency: message frequency varies based on your lease and account activity (e.g., monthly rent reminders, occasional late fee notices).
• Fees: message and data rates may apply, depending on your mobile carrier plan.
• Opt-out: reply STOP to any message to opt out at any time, or disable text reminders from your profile settings. Reply HELP for assistance.
• You may also opt in or out of SMS messaging at any time from your account profile page, without affecting your ability to use the rest of the Service.

4. Sharing of Information

We do not sell your personal information. We share information only with:

• Service providers who help us operate the Service, including Firebase/Google Cloud (hosting, authentication, database), Stripe (payment processing), Twilio (solely as our SMS delivery infrastructure, to transmit the messages you opted into — never for their own marketing purposes), and Resend (email delivery) — each bound by their own privacy and security obligations.
• Your landlord or property manager (for tenant accounts) or your tenants (for landlord accounts), limited to information necessary to manage the applicable lease.
• Law enforcement or regulators when required by law.

To be unambiguous: we do not share, sell, or otherwise provide your mobile phone number or SMS opt-in/consent data to any third party or affiliate for marketing or promotional purposes, under any circumstances. The only recipient of that data is our SMS delivery vendor (Twilio), acting solely to transmit the messages you requested.

5. Data Retention

We retain account, lease, and payment records for as long as your account is active and afterward as needed to comply with legal, tax, and accounting obligations.

6. Your Rights

You may access, update, or request deletion of your personal information by contacting us at hello@erem.app or by editing your profile directly within the Service. Residents of certain states/jurisdictions may have additional rights under applicable privacy law; we will honor verifiable requests consistent with those laws.

7. Security

We use industry-standard technical and organizational safeguards (encryption in transit, access controls, server-side validation) to protect your information. No method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

8. Children's Privacy

The Service is not directed to children under 16, and we do not knowingly collect personal information from them.

9. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be reflected by updating the "Last updated" date above.
